Schnall plans Tribeca residential development
Steven Schnall, who famously flipped a Tribeca mansion he built for $24 million, has laid out the plans for his latest project. Schnall told the Tribeca Tribune that he plans to build a seven-story glass-encased residential building at 11-15 Leonard Street, which he acquired in August for $10 million from Clark Construction, public records show.
The planned building will be designed with a glass facade by Tribeca architect Wayne Turret and will replace a pair of circa-1920s parking garages that currently occupy the land. Schnall said he will move his family into the 6,000 square feet that comprise the first two floors. The building is topped with a two-story penthouse, and each of the remaining floors will contain one 2,650-square-foot unit. Schnall plans to build enclosed parking in the property, too.
But he’ll need Landmarks Preservation Commission and Community Board 1 approval first, the Tribune noted. Residents of buildings on Franklin and Leonard streets have already hired a lawyer to scrutinize the plans, fearful that they’re light and views will be compromised after Schnall showed them forthcoming renderings.
