King’s Point waterfront estate lists for $55M off initial asking

A Long Island mansion hit the market for $55 million off in its latest of a long line of sale attempts.

The sprawling waterfront estate at 26 Ponds Road is asking $45 million — less than half of its initial asking price in 2015. Once owned by developer Tamir Sapir, the 60,000-square-foot home has 18 bedrooms and 28 bathrooms between the main residence and two guesthouses.

Helene Abiri, a Long Island property manager and wife of radiologist and real estate investor Shahrokh Abiri, bought in 2013 for nearly $16 million. The home has drifted on and off the market for almost eight years, without much success.

“It’s a unique property at a price point with a pretty small buyer pool,” Serhant’s Rachel King, one of the property’s listing agents, said. “We’re looking for a needle in a haystack and that takes time.”

Abiri first listed the home in 2015 for $100 million. She dropped the asking price to $85 million the following year before taking it off the market. She relisted it again last year for $55 million and pulled the listing in August.

Built in 1928, the home’s interiors vary from elaborate marble and stained glass reminiscent of the Gilded Age to more modern muted grays and whites. Water serves as a defining feature throughout the property, which includes an indoor pool and lazy river, outdoor pool with a waterslide and several fountains throughout the grounds.

“I know water is important in creating excellent feng shui, as water brings money,” Abiri told Mansion Global in 2016.

The home also features a bowling alley, indoor sports court, wine cellar, arcade, glass elevator, sauna and steam room.

The eight-acre property includes gardens, Renaissance-inspired statues and a tennis court. The 200-foot dock offers sweeping views of the New York City skyline and Throgs Neck Bridge.
