Pulte wins approval for smaller resi lots in Montgomery

The local city council approved smaller home lot sizes for the development

Pulte Homes is moving forward with plans to build a single-family residential community in the city of Montgomery, about 55 miles north of Houston.

The Atlanta-based homebuilder won approval from the local city council to offer smaller-than-required home lots in the 80-acre development, Montgomery Bend, the Houston Business Journal reported.

Colliers’ James Kadlick, Harrison Kane and Chris Hutcheson brokered the land deal for Pulte when it closed in October.

Pulte plans to build 309 homes ranging from 1,400 to 2,600 square feet priced in the low- to mid-$300,000s. The community will also have parks with playgrounds and barbecue pits, a community pool and walking trails. The developer expects to start building the homes by late 2024.

The city requires a minimum of 75-foot-wide single-family home lots, but the council granted an exception so Pulte’s homes can be built on 45-by-120-foot lots.

“We’ve seen it more in recent years as just a byproduct of the residential housing market,” Dave McCorquodale, Montgomery’s interim city administrator, told the outlet. “Cities have an important role to play in balancing the quality-of-life regulations along with being able to understand what the housing market is doing and what the developers and the homebuyers are looking for in terms of new housing.”

Multiple other developments are planned or underway in and around Montgomery. Ronnie Matthews and Perry Senn and working on Redbird Meadow, a 600-home development on more than 388 acres. In addition, city officials and real estate developers say they expect developments to continue rising in the area.

“A vast amount — certainly more than half of the property in the city — is undeveloped at present, so we certainly expect to see more of that,” McCorquodale told the outlet.
