Ivy Lofts start at Lower Kirby in suburban Houston

America Modern Green and Sueba USA are building apartments with retail in Pearland

In Pearland’s Lower Kirby District, a $300 million mixed-use development spread across 48.5 acres just outside of Houston, luxury rentals are coming.

Houston-based Sueba USA started Ivy Lofts, a four-story complex with 335 apartments and 10,700 square feet of retail, the Houston Business Journal reported. America Modern Green is the developer behind the project at 1466 Ivy Park Terrace, off State Highway 288.

Studio, one-, two- and three-bedroom units will range from 480 to 1,280 square feet.

They’ll have 9- to 12-foot ceilings, either a soaking tub or walk-in shower, wood-style flooring and in-unit laundry. Gourmet kitchens will have stainless steel appliances, counter islands and under-cabinet lighting.

A resort-style pool, lap pool, outdoor cabanas, a 24-hour fitness center, internet cafe, coffee bar, pet cleaning area, rentable storage and a multimedia executive center are part of the plan, along with a five-story parking garage and a surface parking lot.

Ivy Lofts will occupy the first of several planned blocks in the Ivy at Lower Kirby development.

“We’ve been working on mixed use on this section of Lower Kirby for a long time, and so we’re excited that Sueba finally started construction on a high-quality multifamily project,” Matt Buchanan, director of Pearland Economic Development, told the outlet.

Houston-based Levey Group also announced plans to develop a 65,000-square-foot distribution center on 38 acres in the northwestern part of the district.

Sueba said it expects to open the apartments and retail portions of Ivy Lofts in late 2023. The developer hasn’t secured retail tenants yet.
