Developer gets go ahead for new resi complex in Avondale

The 48-unit project calls will include ground-floor office space

Developer Stan Sobieski is building a four-story, 48-unit apartment building in Avondale, moving forward with a slightly smaller version of the original plans.

The city this week issued Sobieski a construction permit for the building at 2823 West Belmont Avenue, which will feature first-floor office space.

Sobieski bought the property, home to a long-vacant Elston Ace Hardware store, for $960,000 in 2016. The development is expected to cost about $5 million, according to building permit records.

The general contractor is Amulet Construction Company and the architect is Baranyk Associates.

Sobieski initially proposed a 56-unit building but scaled back the plans and tweaked the design after working with neighbors, DNAinfo reported last year.

At the time, the project attorney said the building would include a 50-space parking garage, and five of the units would be designated as affordable housing.

The property is less than a half mile from where ComEd is building a $58 million warehouse and office facility. Near the western edge of Avondale, Knickpoint Ventures acquired Merit Partners’ interest in the sprawling mixed-use development at Diversey Avenue and Pulaski Road known as The Fields.
