Lease roundup: Hollo family, Asana score tenants

In one of the deals, a New York medical-grade skin care provider will open in Miami Beach’s Sunset Harbour

British Consulate General Miami | 1101 Brickell | Miami 

The Hollo family’s Florida East Coast Realty signed four tenants at its 1101 Brickell office towers for a combined 12,000 square feet.  

The British Consulate General will move its Miami office into a 7,300-square-foot penthouse at 1101 Brickell Avenue in Miami, according to Florida East Coast representatives. The consulate, now at 1001 Brickell Bay Drive, will move later this year. 

Also on tap in the coming weeks are jewelry company Anna Prata and A6 Security, each of which took 1,600 square feet of office space, Florida East Coast representatives said. INS Investment Properties, part of a California real estate firm, will move into 1,200 square feet. 

Jake Freeman and Kevin Gonzalez of Colliers represented Florida East Coast Realty in the deals. 

Florida East Coast Realty, which Tibor Hollo founded more than 60 years ago, also is headquartered at 1101 Brickell. The complex consists of a 19-story building and a 12-story building.  

Late last year, Florida East Coast moved its headquarters from 100 South Biscayne Boulevard that it also owns, to free up the site for redevelopment. Florida East Coast plans the One Bayfront Plaza supertall on the site. 

HealthCase, more | One Southeast Third Avenue | downtown Miami

PCCP scored 14 leases at its One Southeast Third Avenue office tower, formerly called the SunTrust International Center, in downtown Miami. 

HealthCase, which helps clients with travel insurance and other health care services, signed the biggest lease for 7,900 square feet at 1 Southeast Third Avenue, according to a news release from the tower’s landlord and manager. 

Others that signed leases include real estate developer Newgard, for 5,300 square feet; digital marketing agency On The Map, for 4,000 square feet; engineering firm Robert Derector Associates, for 1,600 square feet; brokerage Cresa, for 4,200 square feet; tech startup Passes, for 3,300 square feet; and law firm DarrowEverett, for 3,000 square feet.

Also, Local Staffing, for 2,700 square feet; alternative credit specialist CIFC Asset Management, for 2,700 square feet; construction firm Navicon, for 2,600 square feet; used car dealer Fair Price Vehicles, for 3,500 square feet; tech firm Traba, for 2,800 square feet; and information retrieval and identity monitoring firm Hare Media Group, for 2,300 square feet.

Existing tenant Bohler Engineering expanded to 4,900 square feet from 3,400 square feet.

PCCP, a real estate finance and investment management firm based in Los Angeles, bought the 31-story tower for $127 million in 2018. Seller CP Group, formerly called Crocker Partners, operates the property. 

Ject | Sunset Harbour | Miami Beach

New York skin care provider Ject will open a South Florida office in Miami Beach’s Sunset Harbour neighborhood. 

Ject, which offers facials, microneedling, cosmetic injectables and medical-grade skin treatments, leased 3,400 square feet at 1916 Bay Road, according to a news release from the tenant’s broker. Founded by Gabrielle Garritano in 2019, Ject plans to open late this year, media reports say. 

Jared Robins and Sophia Reyes of Inhouse Commercial, and Brandon Singer and Suzanne Bernstock of Retail By Mona represented Ject. Daniel Carenas and Aaron Butler of Avenue Real Estate Partners represented the landlord. 

Charlotte, North Carolina-based Asana Partners owns the property. In 2018, Asana dropped $68.8 million for a 70,000-square-foot retail and office portfolio in Sunset Harbour. 

Former Miami Beach Mayor Philip Levine and developer Scott Robins sold the properties after renovating them. 

GummyWorks | Airport Logistics Park | Palm Beach County 

Vitamins and supplements company GummyWorks will open a production and distribution facility at Airport Logistics Park in Palm Beach County

GummyWorks, a subsidiary of Boston-based SLS Ventures, leased 95,300 square feet of industrial space at 306 Haverhill Road in an unincorporated part of the county west of Palm Beach International Airport, according to a release from the tenant’s broker. GummyWorks offers vitamins and supplements in gummy form. Led by co-founder Brad Satz, the firm will open at Airport Logistics Park in the second quarter. 

Rob Hamman and David Kendall of SVN Safe Haven Advisors represented the tenant. Michael Falk and Scott Weprin of Colliers represented the landlord. 

McCraney Property Company, based in West Palm Beach, developed the four-building, nearly 570,000-square-foot Airport Logistics Park on 39.6 acres in 2021. 

Led by Steven McCraney, the firm has been a prolific industrial developer in South Florida. 

In February, McCraney sold the two-warehouse, 119,000-square-foot Boca Logistics Center at 644-646 Park of Commerce Way in Boca Raton to Ares Management for $27.8 million. McCraney had completed the project late last year.
