Palm Beach County condo sales volume drops in June to $397M

$8M North Ocean unit took top spot

Palm Beach County condo sales and dollar volume cooled in June, as the summer slump heats up.

Brokers closed 822 condo sales totaling $397 million in June, compared with 943 deals totaling $433 million in May, MLS data from Redin show. June sale prices ranged from $62,258 to $8 million, with a median price of $280,000. The price per square foot ranged from $64 to $2,449, with a median of $238.

In May, prices ranged from $40,000 to $9.4 million, with a median price of $280,000. The price per square foot ranged from $58 to $3,012, with a median of $238.

June’s priciest sale was North Ocean unit 504 at 4001 North Ocean Boulevard in Gulf Stream that sold for $8 million. Candace and Phillip Friis with Corcoran had the listing, and Candace Friis represented the buyer. The deal breaks down to $2,449 per square foot and closed after 32 days on the market.

In May, the top sale reached $9.4 million. The former chief operating officer of Major League Baseball, Tony Petitti, sold his Seaglass unit 501 at 1500 Beach Road in Tequesta to an undisclosed buyer.

By contrast, June’s cheapest sale, Tiffany Lake unit two at 910 East Tiffany Drive in Mangonia Park, traded for $62,258. Jayne Sanders with FCL represented both sides of the deal. The condo spent four days on the market. The sale breaks down to $64 per square foot.
