Glenn Straub sells Wellington dev site approved for 27 single-family homes

Glenn Straub sold a Palm Beach Polo & Country Club development site that’s approved for 27 single-family homes. 

Straub, who owns most of the 2,200-plus-acre Palm Beach Polo & Country Club, sold 23 acres at 11153 Polo Club Road in Wellington to Bridgehampton, New York-based Farrell Companies, according to records and real estate database Vizzda. The site is the former East Course golf course, which has been closed since about 2000, Village of Wellington documents show. 

The $12.6 million purchase breaks down to roughly $548,000 per acre.  

Farrell, led by Joe Farrell, scored final approval from the Village Council in July to develop the single-family home project, records show. On Wednesday, a village architecture review board also will consider the project, called Farrell West. 

Aside from developing estates and single-family homes, Farrell also focuses on self-storage, multifamily and other commercial real estate asset classes, according to the firm’s website. It has a portfolio topping $3 billion.

The firm lists projects mostly in New York, though it has been making a push into Florida. In Martin County on the Treasure Coast, its projects include Farrell Communities Central Parkway near Stuart, and Farrell Communities Banyan Bay, the firm’s website shows. Both residential complexes are listed as “coming soon.” 

Straub has a long, litigious history in Palm Beach County. Wellington has accused Straub’s Palm Beach Polo & Country Club for paving over and harming the Big Blue Preserve, an ecological site embedded in the club. In April, the village won its $6.8 million foreclosure suit stemming from liens. Straub appealed and posted an $8.4 million cash bond, voiding a June public sale of several Palm Beach Polo sites, court records show. 

Straub this year lost his bid in front of the council to shave off a portion of the fines, and previously sued the village over claims it is showing a pattern of “discrimination” against him. In 2021, a federal judge upheld a magistrate’s report that called his claim “frivolous.” 

In 2020, Straub was arrested over charges he filed fraudulent liens against an ex-girlfriend. The case is ongoing. He has pleaded not guilty. 

Straub has sold other pieces of Palm Beach Polo & Country Club. In 2019, equine veterinarian Scott Swerdlin bought a 150-acre site at 2470 Greenview Cove Drive for $16 million.
