A development firm wants to build an 18-unit luxury townhouse complex in Wilton Manors.

Urbane Capital, led by Amin Jamal and Nitin Jain, proposes three three-story buildings with six units each on a 1-acre site on the southeast corner of Duval Court and Northeast Ninth Avenue, according to Jamal and project filings to the city. The project, called Wilton Yards, would offer the townhomes for sale, though prices have not yet been determined, Jamal said.

Fort Lauderdale-based Urbane paid $3.2 million for the development site in three deals this month, borrowing $1.4 million in seller financing for the purchase, records and real estate database Vizzda show. Two of the selling entities are managed by Michael Patterson and Frank Starkey of New Port Richey, and the third entity is managed by Donna Parlapiano of Boca Raton. Starkey is founder of New Port Richey-based People Places real estate development firm.

The property consists of the lots at 2662, 2680, 2688-2690 and 2692-2696 Northeast Ninth Avenue.

The Wilton Manors Planning and Zoning Board greenlit Wilton Yards in September. City commissioners are expected to vote on the proposal this month, Jamal said.

If approved, construction would start in July, and completion is expected in early 2026, he said.

Urbane, founded by Jamal and Jain, is a real estate development firm that also makes value-add investments, according to its website. The firm is finishing construction of the three-story, 10-unit 8Hundred North townhouse project at 800 Northeast Second Street in Fort Lauderdale’s Victoria Park neighborhood.

Wilton Manors hasn’t hosted much of South Florida’s development boom of recent years, though that is seemingly changing. Miami-based Grass River Property plans to redevelop the Shoppes of Wilton Manors on the corner of Northeast 7th Avenue and Wilton Drive with a six-story, 252-unit apartment building with 24,000 square feet of commercial space. Grass River would keep and renovate one of the existing retail buildings. Also, Kaplan Residential plans the six-story, 190-unit Generation at Wilton Manors apartment project with 9,000 square feet of commercial space at 1209 Northeast 24th Street, 1225 Northeast 24th Street, 1401 Northeast 24th Street, 2449 Northeast 13th Avenue and 2430 Northeast 13th Avenue.

City commissioners approved both the Shoppes of Wilton Manors and Generation at Wilton Manors in January.
