Lennar proposes 24 single-family homes near Zoo Miami
Homebuilder has been targeting south Miami-Dade
Lennar wants to build 24 single-family homes near Zoo Miami, marking the homebuilder’s continued bet on south Miami-Dade County’s residential market.
Miami-based Lennar proposes the project on a 7.7-acre vacant site on the west side of Southwest 132nd Avenue, roughly between Southwest 188th and 190th streets, in an unincorporated area of the county, according to a filing the property’s owner submitted to Miami-Dade on Monday.
Lennar is under contract to purchase the site for an undisclosed amount from an entity led by Roger Deleon, records show.
Led by Executive Chairman and co-CEO Stuart Miller and co-CEO and President Jon Jaffe, Lennar is a prolific homebuilder that has had a penchant for south Miami-Dade. In Florida City, the firm proposes a 521-unit townhouse complex on the southwest corner of Southwest 167th Avenue and Southwest 344th Street. Lennar also plans 105 single-family homes between Southwest 272nd and Southwest 276th streets, east of Southwest 159th Avenue, in unincorporated Miami-Dade.
Last fall, the firm proposed 158 condos in several two-story buildings, and 97 single-family homes on the northeast corner of Southwest 232nd Street and Southwest 112th Avenue in unincorporated Miami-Dade, as well as a two-story complex with 114 condos at 12420 and 12400 Southwest 248th Street in the Princeton neighborhood,.
South Miami-Dade is an area with an ample supply of developable land that sells at a discount compared with the urban core. It consists of the municipalities of Homestead and Florida City, as well as the neighborhoods of Naranja, Goulds, Princeton and Leisure City. Others betting on south Miami-Dade include Raimundo Onetto’s Alta Developers, which proposes a two-phase multifamily project with 534 units, combined, in Princeton. Miami-based Alta wants to develop nine buildings with 308 units for the first phase, and seven buildings with 226 units for the second phase, on the northwest corner of Southwest 127th Avenue Southwest 248th Street.
