A new skyline is in the works in West Palm Beach. 

When the Bristol opened in 2019, it was the coastal city’s first new condominium in a decade. Five years and one transformative pandemic later, developers have two dozen residential projects in the works, with a pipeline of nearly 6,600 units, according to an analysis by The Real Deal.

Projects run the gamut from small townhouse developments to highly amenitized luxury towers with eight-figure penthouses. Developers forming the West Palm Beach of the future are a familiar crowd: Steve Ross’ Related Companies, Jorge Pérez’s Related Group, David Martin’s Terra, and Al Adelson, who is back for more after building the Bristol. 

The residential development boom is in part a response to Covid. A gush of buyers migrating to the region sent home prices to new heights, and they haven’t come down. Neither has demand. Between continued inbound migration and a wave of West Palm Beach office projects set to open in the next few years, developers anticipate plenty of new arrivals to fill the condos, apartments and townhouses they are building.

Here’s a breakdown for each of the residential projects on the drawing board for West Palm Beach:

Ritz-Carlton Residences, West Palm Beach at 1717 North Flagler Drive (ArX)

1717 North Flagler Drive | Ritz-Carlton Residences, West Palm Beach | Related Group, BH Group

The Pérez family’s Related Group is partnering with Isaac and Liat Toledano’s BH Group on a number of projects across South Florida, including their planned Ritz-Carlton Residences, West Palm Beach. The developers launched sales for the waterfront condo project at 1717 North Flagler Drive this spring, with Douglas Elliman leading sales. It is estimated to be completed in 2027. Unit prices for the 144-unit, 28-story project start at $2.5 million, and sizes range from 1,400 square feet to 3,000 square feet. 

150 Clearwater Drive | Transit Village | Related Group, BH Group 

Related Group and BH are also partnering on the planned Transit Village, a 1.3 million-square-foot mixed-use project that would include more than 986 residential units, including 42 workforce-priced rentals and 165 micro-units. The project, at 150 Clearwater Drive, will have four 25-story buildings. In addition to the residential units, it will have 180,000 square feet of offices, 49,000 square feet of retail and a 108-key hotel. Planning for Transit Village has dragged on for more than a decade, and the developers recently filed a lawsuit against Palm Beach County, alleging the municipality is pressuring them to pay 10 times the agreed upon price for the site. 

4906 North Flagler Drive | Apogee | Related Group

Related Group’s third project planned for West Palm Beach is a 25-story, 46-unit, Apogee-branded tower at 4906 North Flagler Drive. The developer bought the 1.5-acre site in the summer of 2022 for $16 million, but hit a roadblock in December in its efforts to rezone the property. Related isn’t abandoning the project, though. It is currently reworking the plans.

635 Hibiscus Street | The Laurel | Related Companies

Ross’ Related Companies is nearing completion of the Laurel, a 21-story, 322-unit luxury apartment building, which is set to open in May, according to its website. Floor plans range from one bedroom to three bedrooms, and from 640 square feet to 2,500 square feet. Rents start at $3,400 a month and go up to $20,000 a month.

Shorecrest at 1901 North Flagler Drive (Related Companies and The Boundry)

1901 North Flagler Drive | Shorecrest | Related Companies

Another project from Related Companies, the planned 26-story, 140-unit condominium at 1901 North Flagler Drive launched sales earlier this year. The site is the current home of Temple Israel, and the tower will have a new 21,500-square-foot house of worship and preschool when it is completed. Condos will range from one- to four-bedrooms, with prices ranging from $1.3 million to $9 million. The Corcoran Group is leading sales for the project.

1355 South Flagler Drive | South Flagler House | Related Companies

South Flagler House started as a collaboration between Hines and the Frisbie Group. The developers sold to Related Companies in August for $194.6 million, and the project launched sales with Suzanne Frisbie of the Corcoran Group in November. The 28-story, 108-unit project will have two towers, with condos ranging from two- to five-bedrooms. Prices start at $5.9 million and go up to $72.5 million for the penthouse. It is expected to finish construction in 2026.

 

1551 Forum Place | Forum Place | Capstone Realty Group

Capstone Realty Group won approval for an eight-story, 238-unit apartment project in February. Based in Englewood, New Jersey and led by founder and managing partner Mitchell Adelstein,  Capstone’s project at 1551 Forum Place –– dubbed Forum Place –– will include 60 workforce units. It is anticipated to be completed in 2027.

Olara at 1919 North Flagler Drive (Binyan Studios)

1919 North Flagler Drive | Olara | Savanna

New York City-based Savanna, led by Chris Schlank and Nicholas Bienstock, launched sales for Olara in January 2023. The planned 26-story project at 1919 North Flagler Drive will have two towers, with 275 condos and 170 apartments. Units will range from two- to four-bedrooms, and from 1,500 square feet to 5,000 square feet. Elliman is leading sales for the project, and prices begin at $2 million. It is slated for completion in 2026. 

1830 North Dixie Highway | Savanna

Savanna announced plans for a second West Palm Beach project earlier this year. The developer is planning a 16-story, 369-unit apartment building for the site at 1830 North Dixie Highway. It will also include 7,600 square feet of retail space.

601 and 621 Clearwater Park Road | Al Adelson, Sympatico Real Estate

Adelson is partnering with Sympatico Real Estate, the Lake Worth-based firm led by father-son duo Carlos and Thomas Morrison, to propose a 25-story, 191-unit condo project that will likely launch sales this year. The project is planned for 601 and 621 Clearwater Park Road and would include 2,700 square feet of commercial space on the ground floor.

Mr. C Hotel & Residences West Palm Beach at 320 Lakeview Avenue (BinyanStudios)

320 Lakeview Avenue | Mr. C Hotel & Residences West Palm Beach | Terra, Sympatico Real Estate

The Morrisons are partnering on another West Palm Beach condo project with Martin’s Terra. The partners launched sales in January for the planned 27-story, 146-unit tower at 320 Lakeview Avenue. Elliman is leading sales for the project, with prices starting at $1.4 million. It is expected to finish construction in 2026. 

4714 North Flagler Drive | Alba Palm Beach | BGI Capital, Blue Road

Kenneth Baboun’s BGI Capital and Blue Road launched sales in 2022 for their planned 22-story, 55-unit condo project at 4714 North Flagler Drive. In January, the developers replaced Elliman with One Sotheby’s International Realty to lead sales for the project. Units will range from two- to four-bedrooms, and prices start at $3 million.

1309 South Flagler Drive | Forté on Flagler | Two Roads Development, Alpha Blue Ventures

Two Roads Development and Alpha Blue Ventures have started construction on Forté on Flagler, their 24-story, 41-unit condo project at 1309 South Flagler Drive. Units will range between 4,200 square feet and 8,900 square feet, with three bedrooms to six bedrooms. Prices range from $6.7 million to more than $30 million, and Elliman is leading sales. The project is slated to finish construction later this year. 

500 Clearwater Park Road | Richman Group

The Richman Group proposed a 23-story, 231-unit apartment building for the site at 500 Clearwater Park Road. Greenwich, Connecticut-based Richman, led by founder Richard Paul Richman, bought the site for $8.4 million in December, records show. 

2175 and 2251 North Flagler Drive | Jeff Greene

Billionaire developer Jeff Greene proposed a pair of condos at 2175 and 2251 North Flagler Drive. The 30-story towers, designed by Swiss firm Herzog & de Meuron, will have 76 units each. 

550 North Quadrille Boulevard | One West Palm | Jeff Greene

Greene started construction on another West Palm Beach residential development, the 30-story, 326-unit apartment building at 550 North Quadrille Boulevard. Dubbed One West Palm, units will range from one- to three-bedrooms. Construction is expected to be completed this year.  

8111 South Dixie Highway | Woodfield Development, Flagler Realty & Development

Woodfield Development and Flagler Realty & Development proposed an eight-story, 358-unit apartment building at 8111 South Dixie Highway. They are reportedly under contract for the 5-acre city-owned site for $10.5 million.

315 South Dixie Highway and 411 Fern Street | John Hoecker, Norbert Kent Wilmering

John Hoecker’s Jupiter Realty and Norbert Kent Wilmering are planning a 25-story, 190-unit apartment building for 315 South Dixie Highway. In 2001, they paid $4 million for the site, which currently houses a two-story, 50,000-square-foot commercial building. 

550 North Rosemary Avenue | Soleste Palm Station | Estate Companies

Estate Companies is planning an eight-story, 325-unit apartment building at 550 North Rosemary Avenue. Units will range from studio “micro-units” to three-bedrooms. The South Miami-based developer bought the site for $15.8 million in 2021. 

418-444 Nottingham Boulevard | NDT Development

Ned Grace and Damien Barr’s NDT Development is planning 28 rental townhomes for the 1.6 acre site at 418-444 Nottingham Boulevard. The townhomes will range from 2,500 square feet to 3,000 square feet. Grace and Barr are also partners on the 40-acre redevelopment of West Palm Beach’s Nora District.

2750 Golf Club Circle | Reflection Bay | Kolter Group

Kolter Group plans a 621-unit townhome community dubbed Reflection Bay, with homebuilder D.R. Horton handling construction of the project. Kolter paid $36.9 million for the 57.3 acre site in 2022. It is slated for completion in 2025. 

740 and 840 North Dixie Highway | Tortoise One West Palm Beach | Tortoise Properties

Tortoise Properties is nearing completion of a pair of eight-story apartment buildings with 264 units at 740 and 840 North Dixie Highway. The project, dubbed Tortoise One West Palm Beach, will have studios, one- and two-bedroom apartments with rents starting at $2,500 a month, according to its website. The buildings are slated to open later this month.

415 South Dixie Highway | Residences of Palm Beach West | 13th Floor Investments, Wexford Real Estate Investors

Arnaud Karsenti’s 13th Floor Investments and Wexford Real Estate Investors are planning a 25-story, 372-unit apartment building at 415 South Dixie Highway. Called Residences of Palm Beach West, units will range from studios to four-bedrooms. The tower will also include a 28,200-square-foot grocery store and retail space. 

201 Clearwater Drive | Starwood Capital Group, Hyperion Group, Winter Properties

Starwood Capital Group, Hyperion Group and Winter Properties are planning a mixed-use project at 201 Clearwater Drive that will include a 22-story building with 457 apartments, 7,000 square feet of retail, and 34,000 square feet of indoor and outdoor amenities. Construction is slated to finish this year.
