Aspen Ranch Sells For Record-Setting $77 Million

The luxury housing market in Aspen, Colorado has been elevated to new heights.

The Ranch at Owl Creek, an eight-bedroom, 12,500-square-foot estate spanning 60 acres, has sold for $77 million, the Wall Street Journal reported

Compass agent Doug Leibinger represented the seller, a Colorado-based LLC with ties to the Lauridsen Group, which oversees several health and nutrition companies and was founded by Nixon Lauridsen.

The sale price, which equates to about $6,160 per square foot, marks the most expensive residential transaction on record in Colorado. However, its top spot will likely be short-lived, as a nearby property is reportedly under contract for $110 million.

The 11,400-square-foot main residence features a movie theater, fitness room and wine cellar. The property also includes a guest cottage, a pool house, two hot tubs and a trout pond.

Situated adjacent to around 850 acres of pristine, undeveloped county-owned land, the ranch offers unparalleled privacy and scenic views of Buttermilk, Aspen Highlands, Aspen Mountain and Snowmass ski resorts.

The seller bought the estate for $40 million in spring 2021 and put it on the market about a year later, with an asking price of $70 million. It was pulled off the market in October 2022 to undergo renovations, including a revamped outdoor pool, a newly-paved driveway and a new HVAC system. The ranch was relisted for $80 million in November 2023 and went under contract last month, the outlet said.

Aspen’s reputation as a hotspot for high-end real estate transactions continues to grow, with multimillion-dollar sales becoming increasingly common in the resort town. Last year, a ski-in, ski-out home boasting an indoor lap pool fetched a staggering $76 million, further solidifying Aspen’s status as a haven for luxury buyers.
