Ranch listed for $55M sells after drawing six offers

The Less Ranch got more … offers to buy it.

The 2,200-acre San Antonio-area ranch, which listed for $54.5 million, sold after Kuper Sotheby’s International Realty agent Robert Dullnig fielded six offers for the property, the San Antonio Business Journal reported.

Dullnig, who has been the city’s top farm and ranch agent for three years running, didn’t disclose the final sale price, but said it’s the second-biggest deal he’s ever closed.

The property was owned by a charitable trust of the Less family and sold to an unidentified buyer who does not have plans to develop the land.

The ranch — which has two lakes, 1 mile of creek frontage and four miles of creek tributaries and a number of springs —  had been in the Less family since 1951, the outlet reported. 

“It’s got a cave that has a spring coming through the top, which isn’t something I’ve seen in almost 25 years of doing this,” Dullnig told the outlet. 

The property includes a 3,200-square-foot main house and a four-bedroom, two-bathroom 1,300-square-foot guest house, as well as a swimming pool, according to a Sotheby’s brochure.

It’s not unusual for multimillion-dollar ranches in Texas to hit the market and sell.

Double T Ranch, the 22,000-acre property in Crockett County, between Fort Stockton and Junction, listed in April for $20 million (about $909 per acre), the Dallas Morning News reported. Hortenstine Ranch Company and R.D. Kothmann Real Estate are marketing the property. 

In May, the A 3,300-acre Colorado River Ranch —  with giant zebras and rare buffalo is up for grabs in Lampasas County — was listed at $60 million by TT Ranch Group of Briggs Freeman Sotheby’s International Realty, according to a news release. 

The property boasts multiple homes, a massive lodge, more than 2 miles of Colorado River frontage, a private lake, a long-range shooting tower and an array of exotic wildlife. It’s located 14 miles from the town of Lampasas and about 83 miles south of Austin in the scenic Texas Hill Country.

The big one, however, was last year when the 64,000-acre Mesa Vista Ranch, owned by the late oil tycoon and billionaire T. Boone Pickens, sold in two pieces for an estimated $170 million.

A group led by Bill Kent, an oil investor who owns Kent Companies, recently purchased 36,000 acres on the western side of the property that include “the Lodge,” a 25,000-square-foot mansion where Pickens once lived and hosted politicians and CEOs. The eastern side of the property was purchased by cattle rancher Travis Chester earlier this year.
